1-2 persons....$7500 per week

3-4 persons....$8000 per week

5-6 persons....$8500 per week

7-8 persons....$9000 per week

 9-10 persons....$10000 per week

11-12 persons...$11000 per week

13-14 persons....$12000 per week

Prices are based on double occupancy except for Christmas and New Years flat rate of $15,000 per week. The bedrooms available are: 4 bedrooms in the Villa, the Club Room, the first floor of the Guest House, and the Owner's Studio Apartment on the 2nd floor of the Guest House (see 'Villa Floor Plans' page for full descriptions).

Rates do not include US Virgin Islands Hotel Tax and Refundable Security Deposit. Prices subject to change prior to deposit of 50% of room rate at the time of booking. No charge for sun and fun.

Guest House: For smaller groups, just the Guest House which can sleep 1 to 6 people may be available for rent at 50% of the above rates if the guests who have rented the Villa are not using the 2 bedrooms in the Guest House. Please inquire.

Cancellation and Refund Policy
ALL payments are FULLY refundable upon re-renting at ANY time and for ANY reason (we want happy guests!)
Form of payment: personal or bank checks gladly accepted, credit card payment available through Paypal

Taxes and Fees
10% Virgin Islands Room Tax (the Virgin Islands government has proposed to raise this tax to 10% in 2012)
$500 refundable security deposit

Minimum Stay
one week (7 nights, 8 days); extra days are calculated at pro-rated weekly rate (divide by 7 and multiply by the number of nights)

Maximum Occupancy
No more than 14 adults may occupy the Villa without the express, written consent of the owners (we will be glad to recommend to you nearby villas to rent if you need more bedrooms; the Villa is only designed to accommodate a certain number of people comfortably). 

Maximum Use
The Main Villa is rented to only one group (we do not rent the unoccupied rooms in the Main Villa; you will be the only guests no matter the size of your party)!
The Villa facilities are for the exclusive use of only guests residing at the Villa without the express written permission of the owners.

Our St John villa is different than most private villas which usually have just one Master bedroom for the owners with the best amenities and views, and smaller, less desirable bedrooms designed for the kids often located on a lower floor with low ceilings and little or no view.  In contrast, Great Expectations was architecturally-designed to have, not one, but four equal Master bedrooms, each with private patios and spectacular views of the Caribbean Sea.

Each of the 4 spacious, air-conditioned Master bedrooms has a private bathroom with double sink vanities and indoor/outdoor showers. Each has high cathedral ceilings with skylights, ceiling fans and sofit lighting adding to the sense of spaciousness. Each is furnished with custom-made teak furniture from Bali including a California (extra long) King-size bed which can be converted into 2 Twin-size beds and each bedroom can comfortably accommodate a foldaway bed or portacrib for children (no charge when staying in the same room as parents).

At Great Expectations no one is in a less desirable bedroom on a lower level as all 4 Master bedrooms in the Main Villa are on the same level in 2 buildings separated by the Great Room in a third building with a large living room, gourmet kitchen, and indoor and outdoor dining areas.

An exercise room, The Club Room has a trundle bed (two twin beds) and can be used as a 5th bedroom for one adult or a couple of teenagers (perfect to get away from the others and vice versa).

A nearby 2 bedroom Guest House ('Beau Geste') with its own living and dining room, kitchen, pool and hot tub is available for rent for larger groups bringing the total number of bedrooms at Great Expectations to 7 providing comfortable sleeping accommodations for as many as 14 adults (plus kids). Not to worry; we charge only for the number of bedrooms used -- we have had as few as one couple rent the entire villa and as many as 21 people (there were a lot of kids!). Great Expectations.. The Views..

Great Expectations is framed by the extraordinary "double" east/west views with both the sunrise and the sunset afforded this remarkable site. The villa is located on the south shore of St. John, less than a 5 minute drive on paved roads to town (Cruz Bay) where the ferry arrives from St Thomas and 10 minutes to the famous, white sand beaches of the U.S. National Park.

There are 2 beaches within walking distance of the Villa.  The closest beach for swimming and fabulous snorkeling is just a short walk (or drive) to Chocolate Hole - a sandy beach with calm, protected water on the west side of the villa. Great Expectations sits about 100 feet above Hart Bay beach which is accessible by a path from the villa. It is a very secluded beach; you cannot get to Hart Bay by car or even boat as the coral reef comes right up to the shore so it is worth the visit. Guests not wishing to venture down to Hart Bay beach can still enjoy from the Villa the magnificent views and listen to the waves breaking on the beach below.

The villa is equipped with all the amenities of  a first-class villa including free WiFi and cable TV, custom-made teak furniture and carvings from Bali and, we think, very tastefully decorated with original paintings, sconces and even a native mural (written-up in the local papers). Our solar energy panels and our graywater irrigation system, make Great Expectations one of the only Green St John villas.

Beau Geste, the 2 bedroom guest house of Great Expectations

Great sunrise and sunset views, breezes, pool and hot tub, hammocks galore!

Located next door to the main St John Villa of Great Expectations, the Guest House ("Beau Geste") offers 2 additional bedrooms which may be rented along with the 5 bedrooms in the Main Villa. Or, if the guests whom have rented the Villa do not need to use the Guest House, it may be available to rent by itself.

The Guest House is just a short walk (25 yards) along a lighted path from the Villa; however, Beau Geste has its own separate parking area, entrance, and lots of beautiful landscaping so your privacy is assured.

Beau Geste also has its own swimming pool and hot tub, and, of course, outdoor furniture, hammocks, and the same great sunrise and sunset views as the Villa!

The sleeping configurations in Beau Geste consist of:
-the top floor Studio Apartment (up to 3 people)
-the Guest Bedroom (up to 4 persons)

The Owner's Studio Apartment (accommodates up to 3 persons)

The top floor of the Guest House consists of the 'Owner's Studio Apartment'. This is a very large (20' by 24'), air-conditioned efficiency studio the size of the Great Room in the Villa. It has a Queen-size four poster bed with a spectacular Caribbean view. The living area has a futon which opens into a full size bed.

The Owner's Studio Apartment is equipped with WiFi, flat-screen cable TV and DVD player, an AM/FM stereo with CD player, MP3/IPod cable, and built-in wall speakers, and telephone with answering machine. It has its own bathroom (with bidet), double sink vanity and indoor/outdoor shower. It has a full gourmet kitchen (refrigerator with automatic icemaker, super quiet dishwasher, self-cleaning oven with halogen stovetop), washer and dryer, ceiling fan, cathedral ceiling with skylights and sofit lighting.  It has outdoor decks on both the east and west sides and a stainless steel gas BBQ grill. It has a recumbent exercise bicycle.

THE FIRST FLOOR GUEST BEDROOM  (accommodates up to 4 persons)

The first floor bedroom in the Guest House  is the same size (20' by 12') as the 4 bedrooms in the Villa. Like the other Villa bedrooms, this bedroom has a ceiling fan and is air-conditioned and has a private bathroom with a double sink vanity and an indoor/outdoor shower (it also has a small Caribbean stone bath tub). The Guest Bedroom is furnished with a Queen-size bed and two futons (one futon opens into a full size bed and the other into a twin size bed). This room has a flat screen television with DVD player, coffee maker, and small refrigerator.

Please note that the 2 floors in the Guest House are on separate floors and accessed by an outside staircase so that we do not recommend children 12 or younger sleep in the downstairs bedroom by themselves.
